A Young Community With Young Slabs

Epoxy flooring in Wye usually goes over newer concrete, because Wye is still filling in. The census counted 381 people here in 2000, 511 in 2010 and 714 in 2020. That last jump was 39.7 percent in ten years. The community takes its name from the Y-shaped DeSmet Junction, where US 93 and MT 200 met the old US 10 just south of what is now Interstate 90. It sits about 8 miles northwest of downtown Missoula, with the airport about 3 miles to the southeast.

New slab, new problems

People assume a new garage floor is ready to coat. Often it is not. New concrete brings its own list:

  • Builder sealers. Many new slabs get a cure-and-seal product. Coatings will not bond to it until it is ground off.
  • Hard troweled finish. A smooth, dense top layer has to be opened up with a diamond grinder.
  • Curing time. Fresh concrete keeps releasing water for weeks. We check moisture before coating a recently poured floor.
  • Early cracks. Shrinkage cracks show up in the first year or two. We fill them before coating so they do not telegraph through.

The upside is that a new floor has no oil stains, no flaking and no old paint. Coating it early protects it before any of that starts.

Families with full garages

In 2010, Wye's average household had 3.10 people and the median age was 31. A garage in a house like that does a lot of jobs: two cars, bikes, a freezer, sports gear, maybe a weight bench. That is why most of our Wye estimates are for full broadcast flake floors. The chips hide dropped crumbs, gravel and tire marks. They also add texture so the floor is not slick when kids track in snow.

Room for a shop

Wye covers 2.92 square miles, all of it land, at about 3,288 feet. Lots out here can have space for a detached shop or pole building next to the house. Those floors see heavier use than a garage: jacks, engine hoists, welding and spilled fluids. For a shop we usually recommend:

  • A thicker epoxy base coat built for rolling loads
  • A chemical-resistant topcoat chosen for what you work on
  • Grit in the walkways and around the work bench
  • Crack and joint repair where heavy equipment sits

Getting the garage back fast

When a household depends on its garage, downtime matters. A polyaspartic topcoat cures faster than standard epoxy, which shortens the wait before you can move things back in. It is also UV stable, so a garage door left open on a bright afternoon will not turn the finish yellow over time. We go over cure times for the day's temperature before we start.

Wye Questions

How long should I wait to coat a brand-new garage slab in Wye?

New concrete needs time to cure and dry. We test moisture before coating, and on a fresh pour we will tell you if it needs more time. Waiting a bit is better than trapping water under a new floor.

Do I need flake, or is solid color enough?

Solid color looks clean in a shop or basement. In a busy family garage, flake hides dirt, gravel and drips much better and gives more grip. Most Wye garages we quote end up with flake for that reason.

Can you coat a pole building floor?

If it has a concrete slab, yes. We grind it, repair cracks and build a thicker coating for equipment and spills. Gravel or dirt floors cannot be coated.
